Terenurile pentru construcţii se ieftinesc în Chişinău

Prețul terenurilor destinate construcțiilor de locuinţe în Capitală a scăzut cu cinci la sută, în ultimele șase luni ale anului. Potrivit experților imobiliari, scăderea a fost determinată de căderea prețurilor la case și apartamente, dar și de scumpirea materialelor de construcții. Potrivit datelor statistice, cele mai scumpe terenuri se află în Centrul Capitalei, pe străzile Ismail, Mateevici și Albișoara. Aici fiecare ar poate fi cumpărat cu 30 de mii de euro. Următorul în top este sectorul Râșcani. Un ar de pământ pe străzile Dimo, Florilor, Studenților și Kiev poate fi procurat cu 25 de mii de euro. În cartierul Telecentru, prețul terenurilor destinate construcțiilor imobiliare ajunge la 15 mii de euro pentru un ar. Cei care vor să-şi construiască o casă în sectorul Buiucani, vor achita pentru fiecare ar de la 7.500 de euro până la 15 mii de euro. La Botanica, terenurile pentru construcții costă între 10 și 14 mii de euro per ar. Iar la Ciocana, arul de pământ poate fi cumpărat cu un preț care variază între 7.500 de euro și 10 mii de euro. Experții imobiliari menționează însă că scăderea prețurilor nu atrage cumpărători. Dacă înainte o casă era o doleanță reală, acum, aceasta devine mai mult un lux. Și a doua, pe piața caselor individuale prețurile sunt în continuă scădere deoarece materialele de construcție se scumpesc, este mai rentabil să cumperi o casă gata, deja construită, a spus expertul Constantin Grosu. Cele mai solicitate terenuri sunt cu suprafața de șase ari. Astfel, în sectorul Centru, unde un ar poate fi cumpărat cu 30 de mii de euro, 600 de metri pătrați vor costa, cel puțin, 180 de mii de euro. Specialiștii prognozează o ieftinire a terenurilor pentru construcţii imobiliare și în următoarea perioadă.
